Construction Project Management

The modular professional on your project team.

IVM coordinates the transition from offsite production to onsite construction, aligning designers, manufacturers and field teams around one delivery plan.

Connect factory decisions to field execution

Modular delivery succeeds when the factory and jobsite work from the same information. IVM can join the owner's or GC's team as the modular professional and coordinator, connecting design decisions, manufacturer requirements, production milestones and site readiness.

We help the team resolve the interfaces before they become field problems: foundation dimensions, module connections, utility locations, delivery access, setting sequence and the work that remains after installation. The objective is a smooth transition from factory completion through onsite assembly, inspections and turnover.

Why modular can shorten the construction timeline

Offsite production allows substantial building work to advance while the site team prepares foundations and infrastructure. That overlap can remove time from the overall construction sequence rather than simply asking individual trades to work faster.

In a DOE-funded 2020–2023 study comparing more than 50 modular and site-built multifamily buildings in Los Angeles, San Francisco, Philadelphia and Seattle, modular buildings were completed 25–30% faster on average. Professor Kevin Grosskopf's summary for MBI identifies simultaneous offsite and onsite work as a principal source of schedule savings.

That is a finding from the study sample, rather than a promised reduction for an IVM project. The achievable schedule depends on design readiness, approvals, factory capacity, transport, site conditions and the coordinated path to occupancy. Our role is to turn the potential overlap into an executable project schedule.

Coordinate the points where the workstreams meet

Coordinate the points where the workstreams meet
Project stageIVM's coordination focus
Before factory releaseAlign design, structural and MEP interfaces; record selections, approvals, scope boundaries and release decisions.
During parallel constructionTrack factory milestones against foundations, utilities and access; surface changes that affect either workstream.
Before delivery and settingConfirm receiving readiness, transport sequence, crane and staging plans, installation responsibilities and protection.
Through completionCoordinate field connections, inspections, commissioning, punch work and turnover information with the responsible teams.

A useful addition to an established team

You may already have an architect, civil engineer, GC and local trade partners. IVM can provide the modular coordination that connects their work to the manufacturer's process. We define that role around the existing delivery structure, with named decision-makers, a shared milestone schedule and a clear record of open issues.

Bring the current plans, team roster, budget basis and target schedule. We will identify where modular expertise can support the team and which decisions need to happen before production and site construction advance.

Bring the questions. We can start there.

Share the project location, intended use, approximate scale, design stage and target schedule. We will discuss the potential fit and the information needed to define a scope.
