More production capacity for your GC team.

Partner with IVM to move a substantial portion of building construction offsite while your team advances site preparation and foundations.

A construction partner for other general contractors

A GC's capacity is tied to the people, space and time available on the jobsite. IVM offers another production path: an offsite construction package that progresses while your team handles site preparation and foundations. Your firm maintains its GC role and client relationship, with IVM coordinating the agreed modular scope alongside your field operations.

This is a mutually beneficial way to deliver more work. The GC can redirect onsite resources toward the scopes that must happen in the field, while factory teams advance the building modules in parallel. IVM brings modular procurement and coordination into that delivery plan, with clear interfaces to the GC's schedule and trade partners.

What can move offsite

For a suitably designed modular package, most module framing, plumbing and electrical work, drywall, and most interior fixtures and finishes can be completed in the factory. The exact level of completion is set in the project specifications. MBI describes factory work that can include structural assemblies, building systems, drywall and cabinetry while site work proceeds.

At delivery, the workstreams come together for setting, structural and system connections, weather sealing, inspections and remaining finishes. We agree on who carries each activity before production begins so factory progress translates into field progress.

Increase capacity by overlapping the work

The opportunity comes from sequencing: the building does not have to wait for every site activity to finish before significant construction can advance. MBI identifies concurrent site and factory construction as a central advantage of the modular process. For the GC, that can reduce the volume of sequential trade work competing for the same jobsite and create capacity for additional production.

The benefit depends on early design coordination, factory availability and a site that is ready to receive the modules. We build the modular package around those conditions, with agreed scope boundaries and release milestones.

Bring us into the GC's planning conversation

  • Identify the building areas and trade scopes that are good candidates for offsite production.
  • Agree on the factory-to-field scope, connection details and responsibilities.
  • Align design release, production, transportation and setting with the GC's site schedule.
  • Coordinate field completion and turnover as part of the same construction plan.

Bring the questions. We can start there.

Share the project location, intended use, approximate scale, design stage and target schedule. We will discuss the potential fit and the information needed to define a scope.
