General Contracting

One team managing the complete construction scope.

IVM can manage every aspect of construction delivery, bringing site work, modular production, trade partners and project completion into one coordinated plan.

Discuss a Project

A complete building, managed from the start

As general contractor, Iron Valley Modular can manage the full construction scope: preconstruction coordination, procurement, subcontractors, site work, foundations, factory coordination, module installation, utility connections, field completion and closeout. We establish the delivery plan with the owner and design team, then manage the responsibilities, budget and schedule through construction.

The factory and the jobsite are two parts of the same project. IVM connects them so the owner has a coordinated path from approved plans to a completed building. The agreement defines the full scope, delivery structure and applicable licensing requirements for the project's location.

Questions about using IVM as your GC

Can IVM manage the entire project?

Yes. IVM can serve as general contractor for the complete construction scope, managing the manufacturing and onsite work together. That includes coordinating the design team, trade partners, inspections, installation, completion work and turnover. We define the responsibilities and project requirements at the outset so every part of the building has a place in the plan.

Does modular construction follow the same building codes?

Yes. Permanent modular buildings must meet the same applicable residential or commercial building codes as comparable site-built construction at the project location. That commonly means the locally adopted International Residential Code or International Building Code, with applicable amendments and structural, fire, energy and accessibility requirements. Factory review and inspection are coordinated with the jurisdiction's modular program; site work and installation also require the applicable approvals and inspections.

How are modular homes treated in an appraisal?

For qualifying modular homes, Fannie Mae provides the same eligibility treatment as site-built housing. Its appraisal guidance says comparable sales are generally selected the same way, and site-built homes may be used as comparables. The appraisal reflects the property's quality, condition, location and market evidence; modular construction alone does not establish a lower value. These are Fannie Mae's residential guidelines. Commercial valuations and other loan programs follow their applicable requirements.

Can modular be the primary building method for a substantial project?

Yes. Permanent modular construction can provide the principal building modules for multifamily, hospitality and other commercial or residential buildings, with foundations and other project-specific elements completed onsite. A DOE-funded field study compared more than 50 modular and site-built multifamily buildings in four U.S. cities. The projects studied averaged six stories. Early planning determines the right mix of factory and site construction for your building.
